Job Description: Responsibilities & Requirements
The Accountant is responsible for the day-to-day accounting functions required to produce monthly GAAP financial statements for properties owned by investment funds or in other joint venture structures.
- Prepare and interpret balance sheet, income statement, cash flow statement
- Ensure accurate and timely recording of financial transactions in general ledger
- Perform month-end closing processes and account reconciliations
- Prepare monthly, quarterly and annual financial statement
- Participate in budgeting and forecasting
- Help manage process with external auditors during annual audits and quarterly reviews, including completing required audit schedules, work papers and other documentation
- Assist with special projects and provide support to other real estate related activities, funds and investment.
- Accounting and reporting for Development projects
- Monthly general ledger close for specific assigned projects in accordance with GAAP
- Research, reconcile and resolve issues for all balance sheet accounts on assigned projects.
- Ensure all recorded transactions are in accordance with GAAP or other required accounting standards.
- Review income statements and balance sheets at month-end for specific transactions on assigned projects.
- Monthly calculation of applicable development fees.
- Monthly preparation of Project Cost Summaries showing status of construction and development properties.
- Monthly explanation of variances to budget within predefined thresholds for properties that have become operational.
- Preparation of annual development and operating budgets as well as updated forecasts.
- Preparation of annual CAM (Common Area Maintenance) reconciliations for operating projects.
- Accounting for property acquisitions and dispositions, including review and summarization of related documents and preparation of journal entries, in accordance with GAAP.
- Communicate and provide information to development directors, capital partner, auditors, corporate accounting, tax department, and others
- Cash Management and Payables
- Filing of tax returns and VAT
- Weekly accounts payable invoice processing, including verifying coding and approvals.
- Determine adequate cash availability for weekly check runs.
- Ad hoc requests and special projects
Required Skills or Experience
- University degree in Accounting and ICA/ ACCA level 3
- At least 3 years of experience are required and experience in the real estate field is preferred.
- Knowledge in financial accounting
Skills
- Accuracy and timeliness in the completion of the workload is required in this position.
- Strong communication skills, good work ethic, analytical thinking
